The property is on a tidal creek with 2 inlets and 2 penninsulas with roughly 750' of water frontage that is actually handicapped by two moderate sized building envelopes due to 100' shoreland setbacks compounded with boundary line and frontagesetbacks.Both sites have municipal water to the lot; CMP power, Verizon, and Comcast utility poles already in place; and public sewer is avalilable and located at the end of the 15' wide right of way that serves the property at the end of Adams Drive.Part of the 5.6 acres is one acre more or less of commercially zoned property shown in the field photo and has poor access for any significant enterprise.The regulations require that any commercial use building requires a PB review.I am not interested in selling this property to be contingent on any time consuming PB possible approvals for expanded residential or commercial uses.A buyer should be able to obtain reasonable building permits right away with the proper plans and permit fees.
